Continuing my tour of some of the planned communities in the West Valley outside of Phoenix, Estrella has homes to please just about any budget.  There are several developed “neighborhoods” already but some areas are just starting to be developed and even some of the previous ones still have model homes and new home sales.

One of the most affordable builders in Estrella is AV Homes.  Located in the Montecito area, AV homes’ development is called Saronno.  Montecito showcases the natural beauty of the Sonoran Desert as miles of natural trails connect neighborhoods with open space.  AV Homes has new homes ranging in price from the high $100s and 1619-2637 square feet with 2-3 bedrooms and 2-3.5 baths. There are several move in ready homes available.

Stone Gate at Montecito built by Rosewood Homes is now in closeout stage.  Priced from the low $200’s, homes range from 2481 to 3615 sf with gourmet kitchens, luxurious master baths, courtyards, porches, private loggias, guest casitas, bonus rooms and 3 car garages.  There may be a few homes left here.

Serenity by William Ryan Homes is another builder in the Montecito area.  It doesn’t appear that they have new homes currently in this area but are building in the Mountain Ranch area in Estrella.

The Mountain Ranch area features homes by T.W. Lewis by David Weekley.  These are beautifully appointed homes in two developments:  the Enclave and the Reserve.  The Enclave in Golf Canyon has homes in the high $200’s to high $300’s for some inventory homes with sizes ranging from 2117-3414 sf, both one and two story models.  These homes are beautiful and are only outdone by the T.W. Lewis by David Weekley Homes at the Reserve in Golf Canyon.  These range in price from the high $300’s to the $400’s for some inventory homes with sizes ranging from 3,126 -3823 sf.  The exquisite designs and details are something to see.  One of my favorite features is the sliding glass wall that completely opens up the house to the outside.  Of course upgrades add up!

I have not viewed the William Ryan Homes in the Mountain Ranch area but there are 3 developments there as well:  Golf Ridge, Greenspointe (most likely sold out), and Ironwood Pointe (sold out).  There are numerous models available here from the mid $200’s, from 1900-2330 sf, 3 bedrooms, 2-2.5 bath, 2 and 3 car garages.  One newer model is The Stewart that is 2 stories and has options for 4 and 5 bedrooms.

In addition to all the above, there are custom home sites starting from the mid $70’s at Sonoran Vistas and Hidden Hills.  These are gated home sites from ½ acre to 1 acre.

Shea Homes will also make its Estrella debut later this summer with approximately 110 homes in its new neighborhood of Inspire.

Last but not least is the Active Adult community of CantaMia by AV Homes.  This will be covered in an article on active adult communities.

With 72 acres of lakes; the Starpointe Residents Club; 18 hole golf course; two K-8 schools and one high school; parks, trails and open space, Estrella is one of the most livable communities in the area.
